Planning Assessments

Suitably low noise and vibration levels are fundamental to quality of life and health of existing future residents, both where new dwellings are being introduced and where commercial properties are being introduced near to existing dwellings. Our input can be as early as feasibility stage to review layout options and assess whether a site can be appropriately designed so that noise is controlled from any noise sources either affecting the site or being made by the site.

As part of the planning application, we would assess noise and vibration in accordance with the Noise Planning Policy Framework, Noise Policy Statement for England, Planning Practice Guidance and any other relevant guidance documents.

Internal noise levels will typically be assessed in accordance with BS 8233:2014 when reviewing environmental noise sources to determine any façade and ventilation requirements to control noise. Overheating control in terms of noise is also reviewed with reference to Approved Document O and the AVO Residential Design Guide. We also assess external noise levels within garden or similar amenity spaces to determine what measures may be required to control noise.

Noise levels from a commercial property will typically be assessed in accordance with BS 4142:2014+A1:2019 to the nearest noise sensitivities to determine an appropriate mitigation strategy to control noise levels. Assessments can include delivery noise activities within service yard areas, noise break-out from industrial units or noise from mechanical services plant serving a building.

Beyond planning we are highly experienced in the detailed acoustic design for commercial buildings to provide an acoustic environmental appropriate for the purpose of the space and in the detailed acoustic design for Approved Document E with subsequent sound insulation testing, in addition to expert witness reviews, input into planning appeals and assessing vibration impacts.
